He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. This is the hardest carpentry to price sight-unseen, because the extent shows only once it's open. We give a firm number for what's visible and a clear range for what isn't, and we explain what would move it either way before starting.
It usually means a joist has cracked, rotted at the end, or was cut through for a pipe or duct. It's rarely an emergency but it doesn't improve on its own, and it's much cheaper to sister one joist than to deal with a failed floor system later.
Fastening a new joist alongside the damaged one so the new member carries the load. It's cheaper than replacement because the old joist stays put. It only works if the sister runs full length and bears properly at both ends.
Most houses this age here have some slope, and not all of it needs fixing. The question is whether it's stable or still moving. Doors that have recently stopped closing and cracks that reappear after patching suggest active movement, which does need attention.
Usually, though it affects the price — an 18-inch crawl is slow, awkward work compared to a full-height basement. We'll look before quoting so the number reflects the actual access.
They produce similar symptoms and the distinction matters, because the fixes are completely different. We look at the crawl space or basement to determine which. If it's foundation, we'll say so — that's not our work and you'd be wasting money having us frame around it.
Sistering a few joists is often one to two days. Beam replacement or sill plate work runs considerably longer because of shoring and the care needed. We give a window with the quote.
Usually not. Most framing repair happens from below, in a crawl space or basement, and the rooms above stay usable. Where we have to open a floor or support a wall from inside, that room is out of use for the duration.

Yes. Flood damage in this valley typically hits sill plates, rim joists, and the bottom of wall studs — the wood closest to the ground. Those need cutting back to sound material and replacing rather than drying out and hoping.
It depends where the cut is and how deep. A notch in the top or bottom edge near the middle of a span is the worst case, because that's where the joist is working hardest. It's a common find in houses that had heating added later, and it's usually straightforward to correct with a sister or a properly framed opening.

Almost nobody calls about framing. People call about a door that won't close, a crack that keeps coming back after patching, or a floor that feels springy in one spot. Those are symptoms; the framing is the cause.
That's the trap with framing problems. Every symptom has a cosmetic fix that works for a season — plane the door, patch the crack, put down new flooring. The symptom goes away, the cause carries on, and the money is gone.
What's involved
A lot of the housing in Mingo and Logan counties was built quickly as coal-camp housing between the 1920s and 1940s, on hillside lots, frequently with minimal foundations and framing sized by eye rather than by span table.
Add a century of moisture. Crawl spaces in this valley stay damp, houses sit in shade, and the Tug Fork has flooded repeatedly within living memory. Sill plates and rim joists — the wood closest to the ground — take the worst of it.
Then add modifications. Duct runs cut through joists, walls removed without a header, a bathroom added upstairs over framing that was never sized for the load. Each one was fine on its own until it wasn't.
Sistering means fastening a new joist alongside a damaged one so the new member carries the load. It's the standard repair for a cracked or sagging joist and it's considerably cheaper than replacement, because the old joist doesn't have to come out.
It only works under conditions. The sister has to be full length and properly bear on the same supports at both ends — a short scab over the damaged section transfers nothing. And the original has to be sound enough at the bearing points to matter.
Where the damage is at the bearing end, where rot has taken the joist through, or where the whole floor system is undersized rather than one member being damaged, sistering isn't the answer and we'll say so.
The sill plate is the horizontal timber sitting on top of the foundation that everything above it is built on. It's the single most common serious framing failure in older houses here, because it's the lowest wood in the structure and it's in contact with masonry that wicks moisture.
A failed sill shows up as sagging at the perimeter of a room, floors dropping near an exterior wall, or — in a bad case — the siding beginning to buckle above the foundation line.
Replacing sill plate is real work. The wall above has to be supported while the old plate comes out in sections and new material goes in. It's not a job to defer, because everything above it is relying on it.
Framing repair is the hardest carpentry to quote accurately from the outside, because the extent only becomes clear once it's opened up. What we can do is be straight about that.
Most framing repair is well-established carpentry with known solutions. Some isn't, and being clear about the boundary is part of doing the job responsibly.
For a long-span beam replacement, a load path that isn't obvious, or anything where the foundation may be the actual problem rather than the framing, we'll recommend a structural engineer. That costs money and it is worth it — sizing a beam by guess on a span that matters is not something anyone should do.
If your problem turns out to be foundation settlement rather than framing, we'll tell you that too, even though it means the job isn't ours and we don't get paid for the visit.

A high share of the framing failures we see in this valley trace back to a crawl space that stays wet. Fix the joist and leave the conditions alone and you'll be back in a few years.
The usual causes are drainage running toward the house rather than away, no vapour barrier over bare soil, blocked or absent vents, and gutters discharging next to the foundation. None of those are expensive to correct compared to another round of framing repair.
We'll tell you what we see down there while we're in it. Some of it is work we do, some of it is grading or guttering that isn't, but you'll know either way rather than paying twice for the same joist.
