Had them out after the back steps started going soft underfoot. He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. Turned up when he said he would, cleaned up after himself, and the price at the end was the price we agreed. Not much more you can ask for.

In a house built to a price, trim is where the time gets cut, because it is the last trade in and the schedule is already gone. What that produces is recognisable: mitred inside corners instead of coped ones, caulk doing the work a proper joint should do, butt joints on long runs, and reveals that vary from opening to opening.

Because the inside corners were mitred rather than coped, and caulk was filling a joint that moves. The first heating season opens the mitre and splits the caulk. Recoping those corners is the fix.

The full picture

It all looks fine on handover day. Then the first heating season shrinks the wood, the mitres open, the caulk splits along every corner, and the butt joints show as dark vertical lines.
None of it is a defect anyone will fix under a warranty, and all of it is straightforward to put right. Recoping the inside corners is usually the single biggest improvement available.
Newer houses here generally went up with the minimum: a short base, plain casing, and no crown or wainscot anywhere. Once the decision is made to touch the trim in a room, a better profile costs little more, because the labour is the same and material is a modest part of the total.

Because the rooms are square and the walls plumb, most of the cost is layout and installation rather than fighting the room. Where we would not push an upgrade is a room you are about to change anyway. Doing the trim last is cheaper than doing it twice.

The older housing down on the flat is a different job with different pricing, and the ceiling height and existing baseboard usually tell you which of the two you have before we arrive.
Chapmanville is the one town on our list with two clearly different sets of housing, and the difference drives what we get called for. There is the older stock — wood-framed houses in town and along the Guyandotte, on piers, with the porches and the age profile the rest of the county has. Then there is everything built since Corridor G made this a commutable spot, which is newer, on poured foundations, and comes with decks, garages, and finished interiors instead. Older houses here bring us rot and porch work; newer ones bring deck work, trim, and remodelling.
The Guyandotte runs through it, and the low-lying older properties carry the flood exposure that comes with that — the same slow rot at sill plates and joist ends we see downriver. The newer housing up off the flat has a different problem entirely: decks and porches that are fifteen to twenty-five years old, built to the standards of the time, now reaching the age where ledger attachments, fasteners, and railing connections need looking at rather than assuming.
About fifty minutes from Williamson and nearly all of it four-lane on Corridor G, which makes Chapmanville one of the easier runs despite being one of the further towns. Sites are generally more open than in the river towns, with real driveways and room to stage material. It is inside the hour we cover, comfortably.
