Had them out after the back steps started going soft underfoot. He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. Turned up when he said he would, cleaned up after himself, and the price at the end was the price we agreed. Not much more you can ask for.

The doors and windows in a manufactured home are generally not the sizes a builders' merchant stocks, the walls are thinner and built differently, and the units are designed for that construction rather than adapted to it. Fitting a residential door into a manufactured home opening is not a straight swap and it is not always the right answer.

Carpentry can make the structure handle it — proper standoffs, ground-contact material where it belongs, drainage kept away from posts and steps. Regrading the ground itself is a different trade and we'll tell you that rather than charging you to not fix it.

So the first question is whether you want the correct manufactured-home unit or whether the opening should be reframed to take a standard residential one. On a lot of homes here the door is only half the problem. Underneath it are steps that have settled, a landing that moves, or a threshold sitting at a height that no longer matches what was built to it.
Fitting a new door to an opening that is being moved by whatever is under it will not hold. So we look at the steps and landing at the same time — often the sensible job is the door and the structure under it together, and it costs less done in one visit than in two.
That is the same reasoning as everywhere else, but it comes up more here because so many of these entrances were added rather than built in.
WV-65 addresses are easy. Up the hollows the driveways get long, gravelled and steep, and some will not take a loaded trailer at all. Windows and doors are bulky and awkward rather than heavy, which is its own problem on a narrow track.
At about twenty-five minutes from Williamson the drive is not the issue. We would rather see the access before quoting so the delivery is planned rather than improvised.
Lenore is spread out rather than gathered into a town centre — houses sit along WV-65 and up the creek hollows that feed it, on deeper and more open lots than the river towns get. The stock is mixed: older wood-framed houses, a fair number of manufactured homes that have had decks, porches, and roofed entries added to them, and outbuildings of every vintage. Those add-ons are frequently the work we're called about, because a deck built onto a manufactured home has to be free-standing and often wasn't.
Away from the main river, the water problem here is creek and hillside runoff rather than flood stage. Properties up the hollows sit below ground that sheds water toward them, and the recurring pattern is a structure that never fully dries — damp crawl spaces, rot at the base of steps and posts, and ground-contact framing that was not rated for it. It works for years and then goes quickly.
