Had them out after the back steps started going soft underfoot. He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. Many manufactured homes, older ones especially, were built with floor decking made of pressed-wood panel rather than plywood. It holds up while it stays dry. Once a toilet seal or a tub edge leaks, it swells, loses strength and doesn't recover, and the soft area spreads further than it would in plywood.

Yes. The floor decking and the tub are built differently from a site-built house, so we plan around that: swollen decking replaced with moisture-resistant panel, and a tub or shower chosen to fit through the home's doors.

Yes. Those are conventional wood framing over a crawl, so the job is the familiar one: subfloor and framing checked first, then tile, vanity and trim.
Yes, and it should be built free-standing on its own footings rather than hung off the home's frame. That's the correct way to do it and it's what we'll quote. If you have an existing deck that was attached to the home, that's worth us looking at.
Carpentry can make the structure handle it — proper standoffs, ground-contact material where it belongs, drainage kept away from posts and steps. Regrading the ground itself is a different trade and we'll tell you that rather than charging you to not fix it.

So the damaged decking is cut back to sound material and replaced with a moisture-resistant panel, supported at the edges where it meets the old floor. The home's own frame and floor structure are what they are, and we work within them rather than altering them.

The tub or shower in a manufactured home was often set before the interior walls went up at the factory, which means it may not come out through the bathroom door in one piece. The same goes for its replacement: a standard tub or a one-piece shower unit won't necessarily fit through the openings the home has.
That gets worked out at the quote, not on the day. Sometimes the old unit is cut up and the new one goes in as a shower base with wall panels or tile on backer board. Sometimes the drain position the home was built with limits what fits, and the plumber confirms that before anything is ordered.
A tub to shower conversion is often the better answer anyway. It gives back floor in a small room and takes away the step over the tub wall.
Lenore's older wood-framed houses are a different job. They sit up the creek hollows below ground that sheds water toward them, and the crawl spaces under them stay damp. The bathroom floor there is plywood or boards on joists, and a soft spot around the toilet is a subfloor repair rather than a panel swap.
The approach is the one we would take in any older house: tear out, check the subfloor and the framing under the tub, repair what is soft, then build the room back with backer board, tile, a new vanity and trim. Where the damage has reached the joists, that is floor joist repair and priced as its own job.
Either way, access decides the day. The WV-65 addresses are easy; up the hollows the drives get long, gravelled and steep, and some won't take a loaded trailer, so material comes in by the trip. Lenore is about twenty-five minutes from Williamson.
Lenore is spread out rather than gathered into a town centre — houses sit along WV-65 and up the creek hollows that feed it, on deeper and more open lots than the river towns get. The stock is mixed: older wood-framed houses, a fair number of manufactured homes that have had decks, porches, and roofed entries added to them, and outbuildings of every vintage. Those add-ons are frequently the work we're called about, because a deck built onto a manufactured home has to be free-standing and often wasn't.
Away from the main river, the water problem here is creek and hillside runoff rather than flood stage. Properties up the hollows sit below ground that sheds water toward them, and the recurring pattern is a structure that never fully dries — damp crawl spaces, rot at the base of steps and posts, and ground-contact framing that was not rated for it. It works for years and then goes quickly.
The WV-65 addresses are easy. Up the hollows the driveways get long, gravelled, and steep, and some of them will not take a loaded trailer at all. About twenty-five minutes from Williamson, so the drive is not the issue — the last two hundred yards sometimes is, which is why we like to see the access before quoting.
