Had them out after the back steps started going soft underfoot. He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. Turned up when he said he would, cleaned up after himself, and the price at the end was the price we agreed. Not much more you can ask for.

It is not unusual to lift a bathroom floor and find vinyl over vinyl over the original boards, or to pull off a plastic tub surround and find old tile behind it, glued over rather than removed. Each layer was a reasonable fix at the time, done by different hands, and each one added height, weight and somewhere for water to sit.

Most people are buying a result, not a list of tasks. Pick a topic to see what we look at before quoting in Chattaroy.
Covering over is how a bathroom ends up with a floor proud of the hallway, a toilet flange sunk below the finished floor, and a wall that sounds hollow behind the shower. A proper remodel takes the room back to what is solid: studs, subfloor and the framing under the tub.
It is more tear-out than people expect, and it is the only way to know what the room is standing on.
A worn tub can be lined or covered with a new shell, and it looks fine for a while. What that can't do is show whether the subfloor around the tub is soft, or whether the wall behind it has been wet for years. In a house on the flat that has taken Tug Fork water, or one tucked against the hill taking runoff, that is the question that matters.
A tub replacement takes the old one out, so the floor under it and the bottom of the wall behind it get seen. Soft wood is replaced, the new tub is bedded and supported so it doesn't flex, and the walls go back with a proper backer and waterproofing before tile.
If the tub is coming out anyway, it is worth asking whether you want a tub at all. A tub to shower conversion uses the same opened-up room, and a shower is easier to step into for years to come.
When plumbing came indoors, plenty of Chattaroy bathrooms went into a rear addition or an enclosed back room, framed lighter than the house and often without much of a moisture break underneath. A tub full of water with someone in it is a real load on a floor like that.
So we look under a bathroom in an addition before quoting finishes. The joint where the addition meets the original house is where water and rot usually show first. Where the floor framing needs more than new subfloor, that is floor joist repair and gets priced on its own.
About ten minutes from Williamson, the job can run in the order it should: tear-out and repairs, the plumber's rough-in, then tile, the vanity and trim, with no travel cost between visits.
Chattaroy is strung along the bottom between the Tug Fork and the hillside, and the housing reflects that — wood-framed homes built on the flat wherever there was room, a lot of it former coal-camp stock that has been added onto over the years rather than replaced. Porches, rear additions, and enclosed back rooms are common, and they were often framed by different hands at different times. That matters more than it sounds: the additions are usually where the framing and the water problems meet.
There is very little ground here that is not close to the river. Properties on the flat have taken Tug Fork water more than once, and the ones tucked against the hill take runoff instead, so the exposure is different but the result is the same — framing that stays wet. The failures we find are concentrated low: sill plates, joist ends, post bottoms, and the sole plates in additions that were built without much of a moisture break underneath.
Chattaroy is the closest town on our list — about ten minutes from Williamson. That changes the economics of small work more than anything else here. A half-day repair that would be marginal an hour out is a straightforward job in Chattaroy, and we can come back for a second look or a forgotten piece of material without it costing the day.
