Had them out after the back steps started going soft underfoot. He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. Turned up when he said he would, cleaned up after himself, and the price at the end was the price we agreed. Not much more you can ask for.

It is usually a wire shelf and rod fixed into the wall panel with plastic anchors, and the wall panel is a light gypsum board rather than the taped drywall a site-built house has. Under a full closet's weight those anchors work loose, and once one end drops the rest follows.

Because it is fixed with anchors into a light wall panel and hangs off two points. The fix is supporting it along its length — a cleat into whatever framing is there, or end supports standing on the floor.
Usually a lot more. Splitting part of the rod into a double-hang roughly doubles that section's capacity, and running the top shelf right to the ceiling adds a band of storage most closets waste.
Only things you would not mind losing. It is ground-contact damp and it is where animals get in. Racking in an outbuilding is a much better use of the same money.

Carpentry can make the structure handle it — proper standoffs, ground-contact material where it belongs, drainage kept away from posts and steps. Regrading the ground itself is a different trade and we'll tell you that rather than charging you to not fix it.

Replacing like with like puts you back in the same position in a couple of years. The fix is to carry the load properly — end supports standing on the floor, or a cleat run along the back and sides fixed into whatever framing is there, so the shelf is supported along its length rather than hanging off two points.
Done that way a closet in a manufactured home holds as much as one anywhere else, and it stops being something you have to be careful with.
Most closets in these homes have one rod at shirt height with a shelf above and a wasted metre of air underneath everything hanging. Splitting part of that run into two rods stacked roughly doubles the hanging capacity of that section, and it is measured in hours.
It works best on part of the closet rather than all of it — long items still need somewhere to hang full length, and people consistently plan for more of that than they use.
The other easy gain is the shelf above. Running it right up to the ceiling instead of stopping at a convenient height adds a whole band of storage for things touched twice a year.
The space under a skirted manufactured home gets used for storage constantly and it is a poor place for it — it is ground-contact damp, it is where animals get in, and anything kept there needs to be things you would not mind losing.
A better answer is usually a small outbuilding or racking in an existing one, which is conventional construction and takes real load without any of the considerations the home itself brings.
Lenore is about twenty-five minutes out on WV-65, with the hollow drives deciding how material arrives rather than whether the work happens.
Lenore is spread out rather than gathered into a town centre — houses sit along WV-65 and up the creek hollows that feed it, on deeper and more open lots than the river towns get. The stock is mixed: older wood-framed houses, a fair number of manufactured homes that have had decks, porches, and roofed entries added to them, and outbuildings of every vintage. Those add-ons are frequently the work we're called about, because a deck built onto a manufactured home has to be free-standing and often wasn't.
Away from the main river, the water problem here is creek and hillside runoff rather than flood stage. Properties up the hollows sit below ground that sheds water toward them, and the recurring pattern is a structure that never fully dries — damp crawl spaces, rot at the base of steps and posts, and ground-contact framing that was not rated for it. It works for years and then goes quickly.
The WV-65 addresses are easy. Up the hollows the driveways get long, gravelled, and steep, and some of them will not take a loaded trailer at all. About twenty-five minutes from Williamson, so the drive is not the issue — the last two hundred yards sometimes is, which is why we like to see the access before quoting.
