The floor above stays walkable throughout, which is what makes this a discovery rather than a complaint. By the time something feels wrong underfoot, the joist carrying it has usually been compromised for a long time.
We get underneath and probe before quoting. On housing with this history, a floor joist quote given from above isn't a quote.
A common find on a house that has taken water is new flooring laid over a subfloor that never fully dried. Vinyl, carpet or laminate on top hides it for a while, then soft patches open up near outside walls and doorways.
