Had them out after the back steps started going soft underfoot. He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. Turned up when he said he would, cleaned up after himself, and the price at the end was the price we agreed. Not much more you can ask for.

That is exactly what a built-in is for. The recess gets measured at several heights, because it is rarely the same width top and bottom in these houses, and the unit is built to what is actually there.

Can you build against the chimney breast?

Against it, yes, with the right clearances. Sealed tight to a live flue, no. A lot of these chimneys still serve something even when nothing is visible in the room, so we confirm what the flue is doing before designing around it.

Will shelves hold in plaster walls?

Not on anchors alone over time. A loaded shelf run is heavier than people expect, so units get fixed into the framing behind the plaster. That is a few minutes of locating and it is the difference between a unit that stays put and one that does not.

Can you fit it in stages so I can paint?
