Had them out after the back steps started going soft underfoot. He came and looked properly before quoting anything, and told me the structure underneath was still sound — so it ended up a smaller job than I had braced myself for. Turned up when he said he would, cleaned up after himself, and the price at the end was the price we agreed. Not much more you can ask for.

The interior walls in a manufactured home are not all partitions. In many of them, particular walls brace the box and help carry the roof, and the roof structure spans the full width in a way that does not allow a wall to simply come out and be headed off the way it would in a stick-built house.

In a manufactured home, some walls yes, not all. Certain interior walls brace the structure and help carry the roof, and the roof does not allow the header-and-post answer you would use in a stick-built house. We will tell you which is which before anything is promised.
If you have a site-built addition, usually yes. It is conventional construction on its own footings, so walls can move and openings can be framed normally. It is often cheaper and far less constrained than opening up the home itself.
Up to a point. A refit that makes daily life better is worth doing. Spending on a scale that assumes the value comes back is not, and we will say so at the quote rather than after.
Yes, and there the usual rules apply — walls, headers, subfloor, cabinets and finish work as in any older house. Lenore has both, which is why we ask what you live in before quoting anything.
Yes, and it should be built free-standing on its own footings rather than hung off the home's frame. That's the correct way to do it and it's what we'll quote. If you have an existing deck that was attached to the home, that's worth us looking at.
Carpentry can make the structure handle it — proper standoffs, ground-contact material where it belongs, drainage kept away from posts and steps. Regrading the ground itself is a different trade and we'll tell you that rather than charging you to not fix it.
It's common up the hollows here. It affects how material gets in and how many trips it takes, which we build into the quote instead of discovering on the day.

The full picture
Most people are buying a result, not a list of tasks. Pick a topic to see what we look at before quoting in Lenore.
That does not mean nothing can change. Openings can often be widened, non-structural partitions can come out, and new cabinets, a better layout and proper finish can make a small kitchen work far better than it does. It means the question has to be answered before anyone promises you an open-plan kitchen.
We will look and tell you honestly which walls are which, and where the answer is no we will say no. It is better than the version where somebody takes the job and finds out halfway.
Nearly every manufactured home here has something site-built attached to it, and that part is conventional construction on its own footings. Walls there can be moved, openings framed, and space reconfigured in the normal way.
That is worth knowing when deciding where the kitchen goes. If the aim is room for a table or a longer run of cabinets, doing it in the addition is frequently both cheaper and less constrained than trying to open up the home itself.
The junction between the two is the part that needs care, because the structures move independently. That gets detailed rather than caulked, and cabinets are not run across it as though it were one floor.
This is the conversation we would rather have early. Money spent on a manufactured home does not return the way money spent on a site-built house does, and there is a level of spend where the sensible advice is to do less and do it well.
That is not a reason to avoid the work. A kitchen refit that makes cooking every day easier is worth doing. It is a reason to be careful about spending on a scale that assumes the value comes back.
We will give you our honest read at the quote. It has cost us jobs and we would rather that than the alternative. Lenore is about twenty-five minutes from Williamson on WV-65, and up the hollows where a drive will not take a loaded trailer, cabinets simply come in more than one trip.
Lenore is spread out rather than gathered into a town centre — houses sit along WV-65 and up the creek hollows that feed it, on deeper and more open lots than the river towns get. The stock is mixed: older wood-framed houses, a fair number of manufactured homes that have had decks, porches, and roofed entries added to them, and outbuildings of every vintage. Those add-ons are frequently the work we're called about, because a deck built onto a manufactured home has to be free-standing and often wasn't.
Away from the main river, the water problem here is creek and hillside runoff rather than flood stage. Properties up the hollows sit below ground that sheds water toward them, and the recurring pattern is a structure that never fully dries — damp crawl spaces, rot at the base of steps and posts, and ground-contact framing that was not rated for it. It works for years and then goes quickly.
The WV-65 addresses are easy. Up the hollows the driveways get long, gravelled, and steep, and some of them will not take a loaded trailer at all. About twenty-five minutes from Williamson, so the drive is not the issue — the last two hundred yards sometimes is, which is why we like to see the access before quoting.
